Fee Schedule

  1. Upkeep and Maintenance Charge 20%
  2. Cancellation Fee USD 10

  5. Smoke-Free Policy Violation USD 200
    There is a significant room recovery fee for guests who do not comply in order to cover the extensive cost of restoring guest rooms to a smoke-free condition.
  6. Luggage Storage USD 1/luggage/day
    Luggage Storage for more than a day is only limited to guests who have a confirmed return booking. Storage period is limited to a maximum of 1 weeks.

Terms and Conditions


  1. General:

    The general terms and conditions herein together with the Fee Schedule and Add-Ons (together "these Terms and Conditions") and the Booking Pass constitute your contract with Rumah Ranting and are further supplemented by the internal rules and regulations that apply specifically to the Rumah Ranting where you have booked your stay.

  2. Website Accuracy:

    Although Rumah Ranting make every effort to ensure the accuracy of the website information and pricing, regrettably errors do occasionally occur. You must therefore ensure you check the price and all other details of your chosen arrangements with us at the time of booking.

  3. Behaviour:

    When you book a Room with Rumah Ranting you accept responsibility for the proper conduct for yourself and your party whilst at the Rumah Ranting. If we or any other person in authority is of the reasonable opinion that you or any member of your party is behaving in such a way as to cause or be likely to cause danger or upset to any other person or damage to property, we will be entitled to terminate the room of the person(s) concerned. The person(s) concerned will be required to leave the accommodation or other service and we will have no further responsibility to them including any return travel arrangements. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination. You will be responsible for making full payment for any damage or loss caused by you or any member of your party during your time away. Payment must be paid direct at the time to the service supplier concerned failing which, you will be responsible for meeting any claims subsequently made against us (together with our own and the other party’s full legal costs) as a result of your actions.

  4. If You Have A Complaint:

    In the unlikely event that you have any reason to complain or experience any problems with your room arrangements whilst away, you must immediately inform our representative and the supplier of the service(s) in question and complete a report form whilst in resort. Most problems or complaints can be resolved while you are away, however if you remain dissatisfied, please call us on +62 24 7073 7788, email us at within 28 days giving your booking reference and full details of your complaint and all other relevant information. Please keep your letter concise and to the point. This will assist us to quickly identify your concerns and speed up our response to you.

    If you fail to follow this procedure we will have been deprived of the opportunity to investigate and rectify your complaint whilst in resort and this may affect your rights under this contract.

  5. Bookings:

    Bookings may be made online at and through our call centres.

    Once your booking has been successfully completed, a Booking Pass will be issued in respect of each room booked and sent to the email address provided in your registered account. You MUST produce your Booking Pass upon check-in at the Rumah Ranting, together with your original valid photo identification document (NRIC, passport, driver’s licence or other identification card or document). If you do not receive your Booking Pass within 24 hours from the time of booking, please call us on +62 24 7073 7788.

    The 'Guest' named in the Booking Pass must be the person staying at the Rumah Ranting otherwise we reserve the right to cancel the booking.

    At all times during the booking process, you will be advised to ensure accuracy of your booking details (stay dates, room types, room rates, number of guest(s), Add-Ons). Rumah Ranting will not be responsible or liable for errors in bookings.

    Bookings are accepted subject to room availability.

  6. Payment:

    Full payment must be made at the time of booking. We accept payment by Paypal or online bank transfers for Rumah Ranting. The available payment options are displayed during the booking process. A payment processing fee may apply (Please refer to the Fee Schedule). For walk-in bookings, we also accept cash payments.

  7. Relocation:

    In the event of unavailability of the chosen hotel, or in a case of force majeure, the hotel reserves the possibility of fully or partially relocating the customer to an equivalent category hotel for the same type of services, with all costs involved in the transfer being payable by the chosen hotel, which cannot be asked for payment of any additional compensation.

  8. Force Majeure Event:

    Force Majeure Event means any circumstances which are unusual and/or unforeseeable which are beyond the control of Rumah Ranting, the consequence of which could not have been avoided even if all due care had been exercised, including (but not limited to): act-of-God, volcanic eruptions, (natural) disaster, fire, (acts of) war, hostilities or any local or national emergency, invasion, compliance with any order or request of any national, provincial, port or other public authority, government regulation or intervention, military action, civil war or terrorism, (biological, chemical or nuclear) explosion, rebellion, riots, insurrection strikes, civil disorder (or the material or substantial threat or justified apprehension of any of the foregoing events), curtailment of transportation facilities, close down of airports or any other exceptional and catastrophic event, re-scheduling or cancellation of flights or alteration of the airline or aircraft type by an airline and technical problems with transportation, power outage, circumstance or emergency, making it impossible, illegal or prevents Guests from travelling to or staying at the Rumah Ranting, and all similar events outside our control.

    We will not be responsible for any injury, illness, death, loss, damage, expense, cost or other claim of any description whatsoever which results from "Force Majeure" as defined above.

    Rumah Ranting cannot be held liable with respect to the customer for failure to execute its obligations resulting from an event of force majeure. Cases of force majeure or unforeseen events are considered to be those habitually recognized by the case law of the Indonesia Law Courts.

  9. Room Rates:

    Room rates shown on the Rumah Ranting website are charged on a per room per night basis.

    Room rates and details are correct at the time of publication and are subject to change without notice.

  10. Rumah Ranting Rooms:
    1. Twin Room : 2 Single beds. Maximum occupancy is 2 adults
    2. Single Room : 1 Single bed. Maximum occupancy is 1 adult

    All our rooms come equipped with a A/C.

  11. Not Provide / Add-Ons:

    The following are not provided in our rooms:-

    1. Hot water.
    2. Room service, telephone, television, radio, wardrobe, iron and ironing board, bathrobe, toothbrush and towels*, mini-bar, tea or coffee making facilities.
    3. Additional or extra beds*, pillows or duvets.
    *(These are available as Add-On's in Rumah Ranting. For more information please refer to Add-Ons)

  12. Restrictions:
    You may not bring the following into Rumah Ranting:
    1. pets or livestock
    2. pillows, bed sheets, duvets or other items of bedding
    3. any electrical appliances and/or equipment for heating and/or cooking purposes

    Rumah Ranting reserves the right to remove and/or confiscate any of the above items found in any room immediately without notice to you and to charge you for any costs incurred for taking such action.

    Rumah Ranting further reserves the right to ask you to leave the Rumah Ranting and remove your belongings from the room immediately if we shall, in our sole opinion, deem that you have used the room in an irresponsible manner or in a manner that will compromise the safety of, or cause damage and/or harm to the room, the Rumah Ranting premises, the other Rumah Ranting guests, staff or any other persons or the reputation of Rumah Ranting without any compensation and/or any reimbursement to you.

  13. Early Arrivals, Late Arrivals and Late Departures:

    If your arrival is earlier than our 2:00 pm check-in and you would like immediate access to your room, we recommend booking the room for the prior night to guarantee immediate access. Similarly, for late departures, reserving either a day-use room (until 6:00 pm) or an additional night will guarantee access until you depart. If you choose not to reserve, we will be glad to store your bags for you.

    The Rumah Ranting policy will consider your reservations as cancelled if you do not check-in by your indicated arrival time and have not contacted the Rumah Ranting. Our front desk do not open 24 hours. Please contact us in advance if you arrive after 10:00 PM in order to hold your reservation.

    You will be charged a cancellation fee if you do not arrive by 7:00 PM on the day of your reservation. A cancellation fee of 50% is charged between 7:00 PM and 10:00 PM, while the cancellation fee after 10:00 PM is 100%.

  14. Guaranteed Reservations and Deposits:

    All reservations made through the web site must be guaranteed by a major credit card or bank transfer. Certain arrival dates and rates may require a deposit. Please check for full deposit requirements at time of booking.

  15. Smoke Free Policy:

    Rumah Ranting has a strict NO SMOKING policy. Smoking is not permitted inside the building. Failure to comply will entitle us to terminate your booking and you must leave the Rumah Ranting immediately. (Please refer to the Fee Schedule).

  16. Check-in and Check-out:

    Rumah Ranting operate a strict check-in and check-out policy.

    Booked rooms will be held for check-in until 9.00 am the following day of the scheduled check-in date, after which the booking will be deemed cancelled and Rumah Ranting shall be entitled to release the booked room(s) for the remaining stay dates to other guests. No refunds will be provided for the cancelled booking.

    If you check-out beyond the stipulated time Rumah Ranting reserves the right, without further notice to you, to charge you an additional one (1) night's stay at the Rumah Ranting then prevailing room rate or remove your belongings into the luggage storage facility and deny you further access into the room. Rumah Ranting shall not be liable for any loss or damage to your belongings as a result of the action(s) taken.

  17. Changes and Cancellations:

    Bookings made are non-refundable.

    Change of Guest name on your booking is allowed if made 7 days or more before check-in date subject to a Name Change Fee. (Please refer to the Fee Schedule)

    No changes regarding stay dates, room category, duration of stay may be made but you are entitled to cancel the booking and make a new booking with the Rumah Ranting, subject to availability, and to the terms of cancellation below.

    Booking cancellations MUST be made at least 7 days before the scheduled check-in date. A cancellation fee applies for each Booking Pass cancelled. (Please refer to the Fee Schedule). The value of your booking minus the cancellation fee will be retained in a Credit Shell for your future booking(s) with Rumah Ranting subject to the terms of use of Credit Shell and provided that the booking value is more than the cancellation fee.

    Any cancellation made less than 3 days from the scheduled check-in date will result in the total payment under that Booking Pass being forfeited irrespective of the number of stay dates remaining.

    Change of Guest name and cancellation of booking can only be made online through email

    Unless otherwise expressly stated, no changes or cancellation will be allowed for promotional bookings. Please read the terms and conditions of the relevant promotion carefully.

    No-shows and early departures are subject to a cancellation fee equivalent to the full length of stay/total number of room nights originally reserved.

  18. Optional Facilities:

    Luggage Storage
    Luggage storage is available only for Guests currently staying with the Rumah Ranting to store their luggage or other personal belongings before check-in or after check-out.

    You may purchase this through the Front Desk at a minimal charge (Please refer to the Fee Schedule). Each luggage will be tagged with a luggage identification tag and may only be retrieved by the bearer of the tag. If the tag cannot be produced during collection, we may nevertheless allow the luggage to be collected if the person claiming it can establish, to our satisfaction, his/her right or authority to collect the luggage otherwise the Rumah Ranting reserves the right to dispose of the same without any liability to you.

    Each luggage must weigh no more than 30 kgs and may not exceed 28" x 22" x 14" in size. The maximum storage period is 1 day. The Rumah Ranting reserves the right to dispose of any luggage or items not claimed after the maximum storage period allowed.

    You use the luggage storage facilities at your own risk. Rumah Ranting will not be responsible for loss of or damage to luggage or personal belongings and the contents therein (including any valuables, even if we have been advised) during storage or during the disposal process however caused and you release Rumah Ranting from any liability in respect thereof.

  19. Damage:

    You are liable for any damage howsoever caused to the allocated room(s) or to the Rumah Ranting property by you or any persons in your party (whether or not staying at the Rumah Ranting) during your stay. Rumah Ranting reserves the right to retain your credit card and/or debit card details and charge or debit such amounts as it shall in its sole discretion deem fit on the said card(s) to compensate or make good the loss, damage, costs or expenses incurred or suffered as a result thereof. Rumah Ranting further reserves the right to commence legal proceedings against you without notice.

  20. Right to Refuse Accommodation:

    Rumah Ranting reserves the right to refuse accommodation to any person(s) without any notice and terminate any booking without being liable for any refund or compensation for the following reasons:-

    1. the booking has been paid through fraudulent means
    2. the booking has been altered by anyone other than Rumah Ranting' authorized agent or has been tampered with or defaced (in which case Rumah Ranting reserves the right to retain such booking documentation)
    3. the person checking in is not or cannot prove that he/she is the person named in the Booking Pass as permitted under the provisions of these Terms and Conditions

  21. Limitation of Liability:

    Rumah Ranting is responsible to provide the room(s) and Add-Ons stated in the Booking Pass and according to these Terms and Conditions. We do not accept any liability for failure to provide the services contracted or any of them due to circumstances beyond our control.

    Rumah Ranting is not in a position to guarantee Guest's safety against events including but not limited to accidents, death, acts of God, earthquake, flood, riot, theft, or even acts of negligence. All activities have inherent risks to health and safety and Rumah Ranting will not be responsible for any eventualities related to any activities or services booked through this website.

    Rumah Ranting will not be responsible for loss or damage of property left in Guest's room and/or the Rumah Ranting property during Guest's stay. Guests are advised to obtain insurance to cover curtailment, and loss of luggage, personal effects, damages, personal injuries and money/valuable belongings.

  22. Disclaimer:

    Rumah Ranting website, the services provided and all content thereon are supplied "as is" and "as available". Rumah Ranting provides no guarantee regarding the website and content. You are solely responsible for your use thereof.

    While we will make every effort to ensure that the information on the Rumah Ranting website is accurate and published in good faith, we do not warrant or represent its accuracy and disclaims to the maximum extent permitted by law all warranties expressed or implied by statute, custom or usage.

    Rumah Ranting will not be liable for any direct, indirect, consequential, punitive losses or damage (including without limitation loss of revenue, loss of goodwill, loss of reputation and loss of, or damage to data), arising out of this website or the use thereof, or any errors, inaccuracies or omissions in the services or content provided howsoever caused.

    The various linked sites on our Rumah Ranting site allows for further link-up and interaction between Guests and the said sites for promotions and other interactive mediums. The inclusion of all website links on our Rumah Ranting website does not imply endorsement by Rumah Ranting of such linked sites, or any association with their operations. These sites are outside the control of Rumah Ranting. We will not be responsible for thecontent on the linked sites or your use thereof.

  23. Applicable Law:

    These terms and conditions of sale are governed by Indonesia law.

  24. Entirety of Agreement:

    1. These general terms and conditions of sale, the sales conditions for the rate reserved by the customer and the reservation form or request express the parties' obligations in their entirety.
    2. These terms and conditions override all general or specific conditions communicated by the customer.
    3. The documents constituting the contractual obligations between the parties are, in order of decreasing priority; the reservation form or request (covering the specific conditions of the reserved rate) and these terms and conditions.
    4. In case of discrepancy between the reservation form and the terms and conditions, only the clauses of the reservation form shall apply for the obligation in question.

  25. Development / Modification of The General Terms and Conditions of Online Sale:

    Rumah Ranting may change or add to these general terms and conditions of online sale at any time. In this case, the new version of the general terms and conditions of online sale will be published online by Rumah Ranting. From the time it is published online, the new version of the general terms and conditions of online sale will apply automatically to all customers.

    Please also see the supplementary sales conditions related to each rate, room type or service type, which are shown on the price list.
